good
It’s one of singapore oldest shopping mall with a few eateries and a gym
So many loan service shops
…
It’s located In China town. Ground floor has food court..Shopping mall is pretty much empty and most of the shops are either closed or partially closed during the shopping hours. Easy to find the location. Nearest MRT station is KOVAN MRT.
Nice
Although old shopping centre and you might find something here. Famous foods as well …
Need some extra care for this Mall… I think open KFC or MacDonald will attract more students…
Old shopping center. Here for the expensive crab
Nice place to buy some cheapest clothes
Old and empty
Deserted mall way past its heyday. Most shops were closed the few times I was there. Visitors mostly were there for the eateries with one Teochew restaurant and a vegetarian pulling steady streams of customers
Relatively out of touch with time and kind of spooky cos not many shoppers with mainly empty offices.
Cheap and good
A very old mall, with small varieties of unique shops.
There is nothing here. Just one famous Thai wantan new stall at level 4
One of the few old style shopping centres left. But again It is the Fragrance teochew restaurant at level 1 that I am there for. Its a must try!!
Car park very expensive
Run down shopping centre, people come here only if they really need to come
Old but charming. Has a vegetarian restaurant, a wonderful florist on 4th floor, alteration shop on the 1st floor and tow gyms. What’s not to love about this place? =)
Was there for some fabulous durian. Out the main door and to the right. Real good stuff!
Direction not clear, have to big round
Its very nice place
Lots of shops
Old school shopping centre, with a few random shops & restaurants.
Morning period most shops closed.
Pretty run down place.
Only redeeming feature is a traditional Teochew restaurant on the premises
70% EMPTY
Small mall, has what one needs.
Most of the shops there are close
Very good service. The business plan is very attractive. Product have many certification. 100% safe.
Very old shopping centre – go there only to dine at fragrant Gardens.
nothing inside except for few food stalls, rundown building, has martial art gym tho
There’s a no frills restaurant that you will love to return for the good appetizing food. We ordered shrimp paste chicken drumlets, sambal sweet potatoe leaves, fired-up pork chop that comes in an aluminum foil with a small fire still burning!! Wow!
Air-con ambience that sits you in comfort. When the crowd is in the shop will stop take-away order. So be sure you arrive early.
Mall to run down soon
Run-down old mall. Even all the passengers lifts at the atrium could malfunction at the same time …
Not much to window shoping
Nice food here
Named after Sir Rangoon III, this revered beacon of yesteryear retail in Singapore’s northeast attracts thousands of foreign visitors each year.
Really nice area to have a stroll
Came here to eat House of seafood. Shopping mall hard to locate
Vegetarian at top level is good.
Food, florists, feng shui. Let’s not forget some old school charm.
More than 40 years old pink panther barber shop
These are the oldest shopping centres in the kovan area most shops are shifting out
Kooooool quiet no crowd but have traffic
Old building. Food is fine.
Very old building and security guard is not well trained to handle public
Level 1 Chinese restaurant is good
It might seem very old but it has almost everything such as eateries, cloth shop and barbers.
Food at the ground floor is awesome but house of seafood on the higher level i heard prices are ridiculous
Not many antiquated malls are still standing in Singapore, but Upper Serangoon Shopping Centre is one. Caught in an awkward spot between NEX and Kovan’s Heartland Mall, the mall offers a quiet respite from those crowded and capitalistic malls that we are so familiar with, such as NEX. What it lacks in anchor tenants, lighting and life, it makes up for it with a peculiar but quality mix of hairdressers operating since the bygone eras of Singapore, maid agencies, interior design consultants, restaurants and shops selling sundries, antiques, supplements and audio/PC equipment.
*** Mall Highlights ***
1) Get your hair cut at any one of the modest hair salons here: I would recommend the Malay barber at the second floor, and Faye Saloon (run by an old Chinese lady) on the top floor. These recommendations are made not on the basis of their ability to perform stylish cuts, but the amiable faces that greet you as well as humane treatment that you’d get there. Prices for a male adult range from $7 to $10. There are no fancy hair studios here that charge what I find is a ridiculous price of $30 – $60 for several well-executed angled snips of your hair (geez, money that people will pay to have something taken away from them).
2) Nature Vegetarian Delights: I often come here for some great vegetarian fare. They offer family-sized steamboat arrangements that is served with a Chinese herbs soup base, Ala-Carte “Tze-Char” style dishes, and meals fit for a single person such as curry rice ($4.5), Bee Hoon, Lei Cha (Thunder Rice) ($6), mini-steamboat with rice ($6), fried rice, and etc. I believe they have hired some rather experienced chefs in the kitchen, and their skill with the wok and seasonings do show in their dishes. Self-service of water.
3) You can purchase a custom-built PC here at a good price by a shop located somewhere at the back alleys on the top floor.
4) I would advise against patronising House of Seafood, infamous for its exorbitantly priced crabs. The quality is sub-standard there, and many have had bad experiences there.
5) There are a few other restaurants and eateries in the mall, but I haven’t patronised them (they don’t seem very appealing). A Chinese restaurant on the ground floor often sees a crowd on weekends though – you might want to check it out.
*** Places of Interest Nearby ***
1) Space@Kovan: Visit this row of shop houses for some casual dining and coffee sipping at Salt & Delight, The Ding Ding Man, The Shepherd Cafe, and etc.
2) A row of eateries along Teck Chye Terrace, which houses the famous Ah Seah Teochew porridge
3) A Pet Store next to Upper Serangoon Mall
Good economy rice stalls on the third floor. Got my laptop repaired here – great service, at a fair price. Been going to the barber shop for the last 30 years.
Scary old old mall
Aged shopping mall. Some good eateries but very dim and quiet otherwise.
A place I use to visit when I was young. Now rundown due to age of building
Traditional shopping place
Old and run down shopping area. Used to be vibrant but just a matter of time before they tear ii down. Kind of sleazy
An old run down mall from the 70s. Wish they could refurbish it because the location is great and parking easy. Many shops have closed down. The one is frequent is Nature Vegetarian.
Didn’t know that CASABAYU is located at 756 Upper Serangoon Rd. They host event mainly wedding. Affordable rate
This place did not age gracefully. Although many shops are empty, you still can find delicious food spots.
Very limited choices
When for Malay wedding dinner at level 3 safe entry were done safe distancing was well organise staff very attentive good job keep it up.
My barber is located there.
this is not shopping mall only can see shops closing doors only
Not a place that you will come by to window shop, but one that you will come for specific shops / eateries
Must know what to order! Fast in serving! No reservation on Weekends and Public Holiday.
Many empty shops except there is a chinese restaurant that bring in the crowd
It’s old shopping ctr, with still many stores offices opened for business. I was borned and lived in this area in my childhood days. Although the kampong houses are all gone.Theres some family business, some of whom used to be my neighbors in the village I grew up. Am always delighted to drop in un -announced at their stores.
The economy food stall Yun Nam Kitchen is cheap and good , worth eating. The fried prawn mee goren is very tasty and also cheap. The Fabian coffee is nice and cheap, cheaper then non Aircon coffee shop. Every other day have different food like Chicken rice, Nasi Lemak , Lou Mee, Prawn Mee etc. (The stall close on every Tuesday)
A old shopping mall with little variety
Needs a major overhaul. Nothing much here except for a few restaurants such as Nature Delights Vegetarian, House of Seafood and teochew eatery Fragrant Garden.
This place atrium only comes to life on weekend evenings solely because of the Teochew Chinese restaurant on the first floor. Come here if you like reliably good Teochew cuisine. The rest of the outlets are closed.
Very very old bldg which I didn’t step in before, the look outside looked very…
Always passed by only, this building has been here for a long long time.
Very very old mall, good place to get a haircut.
Nothing much in this mall
This place has basically very little shops. Only 1 teochew restaurant @ level 1 called Fragrant Garden which serves very authentic Teochew food @ very cheap price.
I like the restaurant here is great. Nice ambience
Old school shopping centre…
Cheap pc game it used to sell consoles game cheaper den retail price
Big mall
I like this place, very clean
Centre with less number of commercial shops not that great.
May be this will help you for budget food, massage and hair cut
Small mall but mainly like office space..
Mall needs to be renovated
It’s an old deserted shopping mall except for a few retail shops and the Teochew restaurant at basement level.
Not so accessible and dirty toilets
Really old shopping centre
Fifty-thousand people used to shop in this area, now it’s a ghost town.
Very clean toilet
Quiet and tranquil. Can try the food store at L3. Food is nice! *aircon is cold in the entire shopping centre…
Very old shopping mall. No tenant mix.
Wow.. this shopping centre is probably 30 years old and I don’t even know it exist till I was walking along Upper Serangoon Road.
LOVE THIS PLACE NICE JOURNY
Nice traditional Teochew food at Fragrant Garden restaurant…
Not very popular but got some nice food with reasonable price
A rather deserted and old Shopping Center that people had forgotten. There were several empty shop lots. Only thing that seems interesting is the Fragrant Garden Teochew Restaurant on the ground floor of the complex. Food is great but rather expensive and usually pack to the brim on weekends and public holidays. Ample parking of cars in the complex itself. 🙂
Comfortable and courteous
Very old shopping mall
Good shopping and food options and It’s a nice place to chill around.
Old and run down building. Not many stalls open. If you’re here for food, remember to pre-book
Fragrant Garden!
Nothing much here.
Not luxury but an okay place.
The shopping centre are easily acceas to muslim restaurant and have various spicy foots and etc.the place are well tidy and safe distancing measures.
So many years still no changes. Need a total revamp
Not much of a shopping experience. It’s old place, a bit of run down and shops are empty. Fragrance Garden is a great place to go for teochew food.
Old shopping centre. There’s an excellent vegetarian eatery there.
Nature Vegetarian Delights at #04-01
Nothing at all
Old and run down mall
Nice old school mall .
I went there for the wedding venue Casa Bayu by The Chic Wedding MasaAllha excellent decorations by The Chic Wedding MasaAllha.
Absolutely nothing to do here
A place I remember very much…I stayed upstairs on 1992.There was several rooms for rent.I have lived with friends from various countries.
A lot of memories in this place that will not be spent all my life.
Traditional shopping centre with a variety of business selling clothings, geomancy items, computer parts, etc. A throwback to the 80s Singapore.
Nothing exciting in this shopping certre. Without d restaurant nothing much to offer
Rundown shopping centre with limited shops
Very run down but there’s a nice seafood restaurant on the third floor… Other than that there’s minimal things to see
A little rundown place.
Good easy to find
Old place with new venue for wedding Casa Bayu..ni venue
Nothing much to do except few old dinning
…
Gd
Most of the mall looked permanently closed, not much to do there. However do try the Soi19 Thai wanton restaurant, it’s very good!
Quiet, Food Ok
The Looks Discarded And Should Be Renovated More So That People Can Be Attracted.Other Than That,The Interior Looks rather OK
Very old shopping mall, don’t expect well organized layout.
Great place for vegetarian family or group gathering.
Had dinner at fragrant garden, very delicious.
Nice place , Good restaurants and.massage centers, Lots of shops selingl Feng shui items
Old shopping centre is converting to a eating complex. That offer vegetarian outlets and seafood restaurants. Though there’s a Muslim coffee located beside the shopping mall. Hopefully it may transform to all cuisine mall.
[TL;DR]: Love the ambience (and smells! Reminds me of Peoples Park complex.); good for dining; not good for shopping, though. Pity. Check out the computer shop L4, barber L3, couple of food stalls L3.
REVIEW: Shopping center from way back when, from a time when all the modern and ‘glam’ shopping centers whose names spill off everyone’s tongues didn’t even exist. Then, this was a hub for the local residents. I’ve been visiting regularly (not the restaurants) up until recently. Today, I’d like to think they’re trying to keep up, but in the last few years, I see only the new tenant restaurants pulling in crowds. It would be a pity to lose this, one of the few remaining shopping centers from the 70’s (?) still performing its original function.
It’s so popular at night because of 2 major seafood restaurants inside.
There is a old optics shop I visited for almost 20years. #02-15. Very reasonable price and the auntie I know for very long. Super friendly
some are good
Mall was almost deserted, not sure if I am rating this right coz the times are tough. This place reminded me of Katong mall, only a smaller version of it.
Small outlets for specific needs, manicures, studies, Tuitions etc. There are few outlets for massages and body care.
Hopefully once things get back it might get a bit better.
The mall is at the left of the pic
A old shooping mall
Not a very popular location, and it still needs improvements – like working escalators and floormaps.
Shopping mall close to NEX
Good vegetarian restaurant within its premises. Otherwise, nothing much going on.
love the vegetarian food
Go there for the teochew cuisine at Fragrant Garden. Good food with good pricing.
Very old mall with a few recent eateries.
50+ old shopping center, secondary school time favourite hunt.
My childhood place. Make sure to visit lvl 4 Mr Lim for good quality PC games !
Not that attractive. But basic amenities are found there and thus quite convenient for residents
Not many people
Ok. TCA is a great place to train though.
Pity
Feels like stepping back in time 30 years
Wow never knew this place existed. Very much like Beauty World. Very nostalgic.
A reliable computer repair shop in the mall level 4.
Quiet mall, came here for the vegetarian restaurant located at 4th floor.
Good luck on parking
The piano studio has a good collection of keyboards and digital pianos. Basement level.
It is an old shopping centre and is not popular for shopping. There are few restaurants and some foods stall in the centre. There are 2 spectacle shops, few massage shops & some other shops here. The place is not crowded and is usually quiet. There are restrooms here and hourly parking at b1 & b2 .
A gem there is a store across from the kick boxing place that purchased stock from a disney factory when they closed down and hold amazing items for mickey mouse collectors
I went there for the wedding venue Casa Bayu by The Chic Wedding MasaAllha excellent decorations by The Chic Wedding MasaAllha.
to many item to shopping
There’s a good Teochew cuisine restaurant located in the basement atrium of this building.
Surprisingly you can get a rtx3080 from the computer shop.
Although it’s limited stock and I bought the last one.
Rather old shopping mall in Seragoon
A very old shopping centre. Nothing much there unless you are buying flowers. A number of flower shops there.
Most shops not opened
Awesome place I love this mall because it reminds of the 80’s
Super old shopping centre but there are some gems here.
My favorite place to cut hair and quiet place.
Very old shopping center, just near around Nex shopping center
So back in the day (i.e. 40+ years ago) this used to be a place people in the Hougang neighbourhood would come to get their sundry shopping and the like.
Today this place stands as a relic of the 70s, dingey and quiet, with some restaurants and a gym livening it up but little activity otherwise, except… I wandered in here late one evening while checking out the very cool and unpretentious nearby bar “Nectars and Vine” and within about 20 seconds of stepping through the front doors was met with the “老板,要按摩吗?” coming from an appropriately dressed woman upstairs.
Tihis USSC is a old shopping mall around 40plus year old..there is shops around to do shopping and a quiet place..
Awesome place for drinks
Nothing much except for the wanton noodles and other few eateries
It has a very good teacher restaurant at its basement level.
One of the old shopping centres
Places of small eateries, restaurants and some good food there.
…
Pretty poopy
Old building but quite clean, bought a toilet lighting from level 1 hardware shop. Seller was courteous and helpful. Price is very reasonable.
My home
Run down but has hidden gems
Legend says Ah Lim is the carry tenant
Food is nice
school days memories. the smell in the centre still so ever the same like 20+ years ago..
Good place for food
There is 1 vegetarian restaurant at level 3 in this old shopping mall.
old shopping mall need improvements went there 2nd floor wedding hall
Old and run down. I come here to get my hair cut at the Red Panther, and leave quite promptly after.
Shopping mall need to revamp as it’s too old.
Nicely laid out
All under one roof shopping experience
This was once a legendary place for students who come here to buy pirated software. That was in the heydays of the 90s.
Today, it is a quiet shopping centre, a vestige of the 70-80s era.
Fair
Run down and quiet shopping centre . Massage and few stores
Small shopping mall with few ship.
Very quiet and most shops are empty.
Very empty.
A sad empty mall, with few only a few opened. However at the basement they is a good chinese restaurant serving great food.
Excellent Teochew Restaurant. Original taste, not overpowering.
Old shopping mall concentrating on music classes. More than half the shops are closed and maintainence is minimal
Interesting place, to say the least. Very old shopping centre containing the lovely Nectars & Vine pub.
Must try level 4 economy rice. Real good.especially their steam prawn
Remnants from its old past. Now it is a new home to food shops and restaurants.
Nice mall.
Old shopping centre, am there rather often as my gym is there.
Not so many offices are open. Like more closed doors than open one.
But their toilets are clean and spacious unlike Bukit Timah Shopping Centre
Food I have not tried cause no enough time during visit
The air-conditioning is good as well.
Most of the shop is closed & Escalator is not working.
Fragrant garden teochew restaurant at the ground floor is the highlight. Excellent teochew food at reasonable prices.
Old mall
Great place for shopping
Almost empty
Mot many shops
Run down… nothing much to do here
House of seafood
There is a Pandamart at the basement for delivery of groceries.
Celebrate my mother birthday.
…
Old school shopping center from the 70s era that is still around. The usual stench of old building greet you when you enter the shopping center. Although it look like a deserted or defunct shopping center, there are lot of hair salons and …
Went there for the black pepper crab, delicious.
There are a few shops who showed that they provide massage service but in fact they are a sleazy place ..
Great
Old skool place.
Quite a messed up place with very disorganised space being used by different tenants of all trades.
Good food and excellence servicr
Has clean toilets
Quiet place but some small nice eating places.
Still nostalgic and charming
Another iGym branch here …
Ok
Quaint shopping center. Not much to see on a weekday. They have a curious selection of shops – 2 florist, a computer repair/sales shop. One antique shop, and a couple of eateries. It’s not modern but has its own unique flavor. Very nostalgic like a blast from the past to the 80’s. Feels a tad like Malaysia too
Nothing much but eclectic mix of computer repair shop, local independent pharmacy and massage parlours.
A dead mall
Super old but nice food avaliable
Old shopping centre in the northeast region.
A very very old shopping complex. What makes this place a good visit will be the Teochew Restaurant Fragrant Garden. Nice selection of Teochew dishes. But make sure you book prior to coming or you might end up waiting for a while.
very good service
Still the same except not as crowded vs 20yrs ago
Very old place. Some restaurants there especially the seafood place upstairs.
Old mall
Good review goes to the Nature vegetarian in this shopping mall.
Good
Just there for the nice vegetarian food
Business as usual. Need to have more parking space.
A very backward mall that have a video arcade that me and my brother use to go. But now it have nothing interesting. Its most interesting is some martial arts lesson and computer shop.
Old shopping with a very good Chinese restaurant at basement 1
Vegetarian restaurant at level 4 which serve reasonable priced dishes
Not bad
Very old mall. Not many shops are there. Nothing special in this mall. Even there is no escalator to get down. Very very old build.
Nice Teochew restaurant food, reasonable price. Good for town business lunch or weekend family meals. The place is rather old and not much shops. Gone are the days where the Emporium was the anchor tenant and vibrant shops with many varieties.
I like it
Very quite place… Nothing interesting happening.. Indian eatery nearby very good
The upper serangoon shopping centre looks like a rundown and very quiet mall compare to other shopping centres. You can spot, a few florist, printing shops, barber and even contractors.
I usually frequent the Red Panther Barber Stylist. One of the few barbers who are around, who charge less than 10 dollars per cut.
While waiting, feel free to look around the exhibits and the posters. The shop outlook gives you the very rustic feel.
Closed on Fridays. On weekends theres usually longer waiting time. They accept walk-in.
Its fine for dining.
Old school shopping center from the 70s era that is still around. The usual stench of old building greet you when you enter the shopping center. Although it look like a deserted or defunct shopping center, there are lot of hair salons and food kiosks still operating.
Nature vegetarian is on the 4th floor and on the basement is fragrant garden restaurant. This place makes you feel like you have traveled back in time to the 70 or 80s era
This building is quite rundown … If you do not have something specific you may not want to visit .. there is a couple of Chinese restaurants .. some food outlets and a few small shops dealing in electronics ..
The shopping centre is very quiet. The lively one is Fragrant Garden.
BBQ is good
Very old and run down place.
An old shopping center with some good cheap places to eat.
Great Vegetarian Food at level Four.
This place smells like the 80s.
Ever heard of the movie “Back to the future?”. This mall is the perfect mall if you want to watch a movie “Back to the past”. It’s almost like time stood still for this mall. Not much has changed over 20 years. If you ever watched old Hong Kong films by world acclaimed director, Wong Kar Wai, you would immediately find the green hue lights, empty desolate corridors and classical Cantonese music extremely familiar. If you want to hunt down movie posters of ‘The Matrix’ or ‘The Princess Diaries’, look no further. This is one lonely gloomy shopping mall that does not have much human traffic.
Very nice
Old, rundown mall. People who visit, are here mainly because of Soi19.
An older, slowly dying mall. It has some unusual shops. Worth a visit if you look for something different.
Nice cold air con. Hard to access.
Check out Fragrant Garden Teochew restaurant at Level 1. Serves Orh Nee and Char Kuay Teow of high quality. Oyster omelette also worth many bites. Air con in shopping centre bit cold though.
My mom used to go here to shop with her family in the early 90s! There used to be many shops here, but I am not sure about it now.
1 of the best. probably b’cos their chef is from China, their Chinese dishes are excellent, so are the local items such as laksa (huge serving and not too spicy). Large variety to choose from, at unbeatable prices.
Old building, feels dilapidated. Access by car a bit complicated. No drop off along main road.
Old school shopping mall with niche products and services. Not a place to go for general shopping. Some F&B outlets, computer electronics store, hair dressing, art reseller, contractor offices etc.
