    It’s nothing special, but it’s cheap and clean and walking distance from two train stations and not that far from the city centre. This is our second trip to Singapore and we’ve stayed here both times.

    Got the room facing the main road, was very noisy. Sheets were stained and so were the furniture, which made me doubt the upkeep of the place. There were a few bottle caps under the bed and some other items as well.

    There was a certain smell when I entered the room, definitely not the most pleasant smell. Applied my perfume on the sheets to make the room smell fresher.

    Shower area is large, with basic shower things like shampoo and soap via a dispenser. Toothbrush, hairdryer and complimentary water is provided as well.

    For the price, I don’t expect much, however the cleanliness of the place should be the bare minimum for any hotel. I’d personally prefer to pay a little better for a better hotel which does not make me doubt its cleanliness.

    The place is old and in need of repainting inside. The room that we stayed in was a bit small and the bed was sagging. They did have hot shower and a mini-ref. The best thing about this hotel is its location. It is near Little India and Bugis and has a lot of great food places.

    If I could, I would rate this hotel a zero. The pictures shown on the website don’t depict the reality of how awful they are. The rooms are disgusting and the air barely works. The shower doesn’t have a curtain or glass, it’s just alongside of the toilet. Singapore is a beautiful city and this hotel resembles one from a dirty ghetto. They would not refund the 2 nights I didn’t use because I had to go to another hotel. No matter what the deal is believe me it’s not worth it. Very rude and filthy accommodations.

    Very cozy and great hotel to stay. Located near to Hoa Nam Bldg bus stop but far from MRT station. If you want to stay here you can take MRT to Lavender then take taxi or GRAB bcs there’s no bus pass this hotel from Lavender.

    One of the best hotels if you are on budget & still want to stay in cozy room.

    Pros: location (Jalan besar is very good locality), price (very economical at approx 60 SGD), Friendly staff, clean & vibrant rooms.

    Cons: Rooms might appear little tiny if you are coming from south Asia etc however per SG standards it’s perfectly fine.

    This building was erected 1927. So it’s an old lady. Staff friendly. Ok room. Located in the Jalan Besar area . Nearest MTR station is Farrer Park .Walking distans around 500 meters.

    Dark gloomy and warm. Smells of BO and urine. you can feel the mattress coils circle into your back as you lay there and wonder how long before the bed bugs find your skin. No budget is worth it.

    This hotel did a really good job with sticking to the overall theme that it has chosen, which is rustic and vintage. You can see it throughout the whole hotel, from the lobby, the lifts, hotel exterior and the rooms itself. Check in was ordinary, staff just asked for our documents and subsequently gave us the keys to our room. The room was small, as do most hotels in this price range. Toilet was big though however no partition or shower curtain thus do expect the whole toilet to be wet after a shower. Had rain shower, plus water pressure was strong. Bed was comfortable. Room comes with a tv, mini fridge, hair dryer, towels, air conditioning and slippers. There were areas in the room and the toilet which might seem dirty(probably were), but in a weird way it just kinda fits with the whole vintage and rustic theme of the hotel.

    With that, I would still choose this hotel over the noble hotel which is just a few metres away. Both are similarly priced, however this hotel with its unique theme and slightly better rooms (though slightly smaller) would be a better choice if you’re looking at hotels in that area.

    I would give this place a negative rating if I had the option. It was the worst hotel experience I’d ever had.
    A summary:
    * first and foremost, extremely hostile manager by the name of Melvin. I’d credit him for most of the awfulness of this hotel.
    * disgusting smelly mildewed room that kept me up coughing most of the night.
    * air conditioner that didn’t work. The heat and stuffiness kept my friend up most of the night.
    * unhelpful, apathetic, and poorly trained front desk staff.
    * do not expect helpful directions from front desk. We were given vague, and what turned out to be incorrect directions to the closest laundromat. (as laundry service at hotel does not include drying).
    * when we called down to ask for two clean coffee cups after having used ours, we were told “wash them yourself”. Verbatim. In what hospitality establishment is that phrase acceptable? Later we saw that the cleaning staff would just rinse them in the bathroom without using soap.
    * housekeeping staff were the only nice and helpful people. We met May and Sun-tan who cleaned 3/F and 4/F. We’d asked May to go to the mildewed room with us just so one of their people could verify that conditions were truly bad (because front desk staff refused to come with us). Upon entering the room, May exclaimed that the room was “very stinky” and apologized (the only apology that we’d gotten about anything from the hotel), and even told us that it’s from the carpet.
    * no closet/wardrobe in room so no unpacking.
    * they do not offer hand towels. We asked for one, they said they didn’t have any.
    * the “windows” as advertised in the bathroom are shutters that do not open. So you don’t get the kind of light as with regular windows, nor do you get darkness for sleep as there’s no curtains
    * another reviewer wrote that the pictures on their website misrepresent the hotel “to unimaginable length”. I would agree. This is NOT a boutique hotel.

    I’m well-travelled, and have stayed in facilities ranging from motels and commercially run camp-sites to hostels to 5-star hotels in 6 continents, so I have a wide range of what realistic and compassionate expectations look like, factoring in the possibility of someone having a bad day, or cultural differences and quirks, but I have NEVER experienced such – not even rubbish customer service -but this kind of offensive behavior bordering on bullying – from a hotel manager. And that remains my biggest complaint about this place. All the rest of the stuff would not even have bothered me enough to waste any of my time on writing a negative review.
    The details:
    Short story is that his staff had switched us to a different room with acceptable air quality after the first night but we felt that since it should be the bare minimum to have proper working AC, and just clean air, for god’s sake, that didn’t keep us up most of the night coughing and exhausted the next day, we asked if we could have a refund for that first night and was told to talk to the manager when he’s there. When we saw Melvin, the manager, he immediately interrupted our introduction with the ruddest “I know who you are”, and launched into an attack about how dare we ask for a refund, insinuating that it’s a trick on our part to score a free night’s stay. I can understand different people having different values as to what warrant a refund, and we believe that we should’ve been compensated in one way or another for that first night. Having said that, if this manager Melvin had disagreed with us in a professional manner, or, if he’d just acted like a mildly decent enough human being, we would have let it go and would’ve chalked it up to bad luck and/or difference in opinions. But the way he handled it, which was basically to attack us and not let us talk, was honestly shocking and horrifying. I really hope that the owner of this hotel realizes just how poorly managed his hotel is and take the appropriate action. Do not book this hotel.

    Pretty good and cozy hostel. The rooms at the back faces a construction site and it’s pretty noisy till late. May not be suitable for light sleepers. Bed is also too soft and sinks in the middle. Other than that, location is good as there are buses and the nearest MRT is 10 mins away.

    Location of the hotel is very good. 7-eleven is there right opposite. Its always busy road. Rooms are little congested but yhey have all the aminities you expect from full fledged star hotel. Service by on duty and night staff is satisfactory.

    An old building with refurbished interior. They keep it in a vintage feels. Little spooky at the beginning, but actually it is very photogenic hotel.
    The staff were friendly, and helpful.
    The room feels little crampy if you bring large suitcase. Floor carpet will feel little soggy, especially near the bathroom.
    Tips: Please choose/request the room with the window, for a better circulation.

    Standards have deteriorated since my last stay 2 years back. Room is decent as the price is very reasonable for Singapore standards. But this time, I stayed in 2nd level and it was pretty noisy.

    Really unlucky that during my stay, there was some prostitution ring raid in my hotel. We were pretty shocked when police knocked on my door early morning and interrogated us.

    Not the hotel’s fault maybe but the hotel should have allocated manpower to escort the police. How would we know if the police was a fraud?!

    That morning wake up call by police really spoilt my trip. No apologies at all from hotel staff.

    Some rooms on the street side has no glass and have wooden window so very noisy. If room not on the street side would be ok. They have breakfast which sometimes open very late but normally start serving at 8 morning. The hotel try to keep old look but rooms are cosy design.

    very disappointing. We had to look at 3 different rooms when we arrived because our first room (and all of the others it turned out) stank of damp, had damp sheets and mould on the walls.
    Had to ask for the bedding to be changed as there were two blood stains and a pubic hair on the bedding…
    The aircon was so old, loud and rickety it kept us awake for most of the evenings… The windows and blinds are nailed shut so there is no natural light coming in and it’s very claustrophobic – I’m sure the damp problem would be solved if the windows could be opened…
    The cups and saucers and hair dryer had a layer of dust on them as if they had been sat there for weeks.
    On top of all that, they charged us double (took a cash payment on arrival and then took the money again from the credit card – it’s lucky we checked / had the funds available in the account otherwise we could have incurred bank charges). We have been informed that we will receive the money back within 14 days, although another staff member initially advised it would be returned within 3…
    We were also advised that reception was 24 Hr and we could call to get a taxi at 3am to the airport – in fact, no one was on reception when we called, no one responded to the bell when we rang- the reception was unmanned and we had to flag down a taxi.
    I would not recommend staying here, it is far from a 3 star hotel, you can get better value for your money

    Ok budget hotel with old Chinese decoration. Wifi. Small room. Air con not cold when i stay. A bit humid and smelly bed. Water heater. Cafe beside. Foods not hard to find. Transportation not so difficult (need to walk few minutes, i usually stops at bendemeer mrt). 7eleven and hoanam building across the hotel.

    Stayed here for the first time just a few days ago and I must say that the hotel exceeded my expectations in many ways. Part of its charm is in the tasteful and faithful restoration of the old architectural elements and vintage ID style of the building. Everything from the lobby to the spiral stairway to the hotel room fittings and the common area sittings are consistent with this celebration of the glamorous yesteryear. While not immediately next to any MRT stations, it’s close enough to key bus stops and bus routes which are equally convenient. Will definitely consider this again for my next trip back in Sg.

    Quaint atmosphere, rooms were relatively comfy but rather small. Asscociate staying there had bed bugs. Hotel itself was rather dark along the corridors giving it an eerie feeling. Located along the main road, may be inconvenient to park. Service was good, staff were friendly and helpful.

    A lot of people think that this hotel was to old and horror feeling, but I don’t think so. They kept the design like that to keep the historical feel when you spend the night here. I loved how they kept the history in a picture in all of hotel wall to. Very near to bus stop and in front of sevel. So it was convenient for foreigner like me. The room were little bit dark, but that’s fine. The services were good. One thing that I didn’t like about this hotel is they try to made you by the electricity connector, cause I can’t used the electricity without it, even if it only 3 sgd (in another hotel I can use it without bough the connector)

    I’ve been here for nearly a week and this is the most worthy place to stay with the same budget class. The room is comfy and just across a bus station and 7-11. I can reach MRT station within less than 10 min walking. The wifi is fast though it is hard to connect when it was nighttime. I will stay here again soon.

    To begin with the rooms are really tinyyy… dark and dingy passage way leading to the room.The bathrooms are good size. The stay is super basic and they do not a separate body wash and shampoo. (They provide a 2 in 1 shampoo/body wash .. can just imagine the quality)

    My wife and I spent four nights at the Kam Leng Hotel at the end of April, as part of a get-away from a longer trip to visit relatives in the Philippines. For the price, we were very satisfied. The neighborhood has numerous restaurants in the neighborhood, as well as one situated in the lobby, and it is an easy walk to Little India. As noted by others, the restroom has a distinctly Asian character, which means that some shower water will get tracked around a bit, but we did not find this to be a significant concern. Noise was not an issue, as we had rather quiet neighbors. We would consider this hotel a bargain for cost-conscious travelers, and it had just the right amount of the exotic. I give 3 stars, which is perhaps a bit strict as I would consider Kam Leng very satisfactory for the price. Really about 3.5.

    I stayed at Kam Leng in 2019. I rated 5* considering its category as a mid tier Singaporean hotel. Just across the street from the hotel, there are hawker centers (food courts) which had cheap and good food. Bendemeer and Jalan Besar MRT stations are each 10-15 mins walk away. However there are bus stops much closer to the hotel. The room was clean, room-service was on point. Hotel is in a congested area so many rooms are small and might have their windows permanently shut. The hotel also provides services like drop to the airport, discounted tickets to places like Universal studios and many more places with admission fees.

    Hotel was convenient location boutique hotel. The staff was very friendly and waiting for me upon arrival. Check in process was quick and seamless and the room was comfortable. It’s close to the MRT and restaurants as well. I would definitely recommend this hotel!

    Great place if you want to be in the heart of Little India. I got the “executive suite” and it was pretty large considering its Singapore. The restaurant connected to the hotel was convenient, although it closed rather earlier (11PM.) The elevator was a little small, but what can you do? ,”Good value for money”,”Room was okay”

    Borderline rustic. Need to repair windows and put shades on the fixed windows. Better yet put window panes in the windows to keep the roaches, rats, and other creepy things out. It would also help keep the noises from the high rise which is under construction right next door.

    It’s a decent budget hotel with decent sized rooms, basic facilities, and centrally located.

    Kam Leng Hotel has a strategic location. It’s at Jalan Besar, near by Bandeemer & Ferrer Park MRT Station. The hotel looks old but gold. They have clean and comfy room and a bathroom inside.

    Refurbished and tastefully decorated with a mix of modern and old school Singapore, this hotel is pretty charming in its own way.
    In terms of facilities and hotel services, there are nothing special as it’s mostly a bed and breakfast joint. (breakfast served at Suprette, which is attached to the ground floor of the hotel)
    Slightly far from MRT but very close to good café and food along Jalan Besar.

    Bad points:
    – the hotel looks better on the pictures.
    – the rooms are stinky and dirty (there was dirt on the floor and on the bed)
    – we paid extra for a room with window but it was very loud at day and night because Singapore never sleeps. There are construction areas everywhere and people are working there 24 hours a day.
    – they said you would get 2 bottles of water for free everyday but we didn’t (the water tastes very bad anyway but that is a problem in Singapore in general and not a problem on the hotel)
    -it’s like 3 to 5 kilometers away from the gardens by the bay and other nice places

    Good points:
    + the people are helpful and there is one receptionist every time
    + inside the hotel it was quiet
    + there is a cheap shuttle service to the airport. You just have to say when you need it and someone will call it for you. It would be nice to know when you are landing at the airport so you can use the shuttle already to drive to the hotel
    + there is a bus station over the street (costs depends on the km you will drive but it’s 1-3 dollars – very cheap)

    I would not stay again at the Kam Leng hotel. It was okay for 3 nights. And I was glad to have an own very thin sleeping bag with me. So I didn’t had to sleep on the dirt and hairs from other people. I paid like 53€ a night.

    The hotel is very convenience place – FO service is good, can easily get food in the area and taking mrt is very near. Good place for staying.Room linen needs to improve as in torn sheet and towel. I was checked in in room 218 after one night stays found a bit next day ask for a room change that was the good one.

    The place was a literal hole in the wall motel. Very misleading since we booked via agoda and the photos on the site were 100% different from the room we got. The elevator fits only 2 people, floors were dirty, our bed had yellow stains, toilet wasnt even cleaned and there were bugs on the bed.

    The hotel is at a great location, close to 2 MRT stations and to restaurants. As for the room, they were pretty clean, although kind of small, but it didn’t matter to me, since I would only go there to sleep. Even though they didn’t offer breakfast, I found the complementary snacks more than enough. The staff was pretty warm, I would recommend!

    Abit scary at first, very rustic hotel i would say. Fortunately nothing scary happen. Aircorn looks old. But it managed to cool the room. Came with mini fridge. But there is nothing inside.Too little hanger. No carkpark at hotel. Not exactly near to mrt. Some walking distance. There is 2 public carpark nearby but mostly full. Manage to catch a glimpse of their 10m² room, its really small. Wifi speed is okay. Tv is not smart tv so i cant do sharescreen.

    Kam Leng is’t a bad place of lodging if you are on a budget. Singapore is rather expensive in terms of accommodation so finding somewhere clean, comfortable and cheap ain’t east. Kam Leng is within walking distance to Farrer Park and Lavender MRT stations, the former a direct link from the airport. The rooms are fairly small, the beds are comfortable the room is clean. The room we had was facing the road which is very busy at all time of day and there are no black out blinds, so after a long flight this was not great. The staff were friendly, the wifi was good so wouldn’t rule out coming again.

    This is NOT a boutique hotel. Pictures misrepresented this location, to unimaginable lengths. To give you some context there are wall that have paint scraping off. The rooms smell like damp mould (don’t just take my word, read other reviews below). This would be a perfect choice if it offered rooms for less than $40 a night and if you are a single traveller. Carpets inside and outside the rooms are simply nasty. If you’re coming from a first world country this is not a place for you. This place could be best defined not as a hotel, motel, guest house or a hostel but it’s better than being homeless. This is a place that you would hang at only if you’re planning to enjoy the best AC in Singapore. Beware you have been warned.

    Had revisited kam leng hotel multiple time. Awesome location with fine room where you can relax after a hectic day. Charge up and go for more site seeing. Night life are just steps away you does not need to go far. There are many cafe around the corner. Kam leng has room that are comfy and also the staff are friendly. Price wise are still affordable compare to other premium hotel which cost a few hundred dollars.

    Quaint decorations. The rooms are clean. However I find the rooms that faces the interior of the building lacks ventilation. This is a problem as the room (4-12) I was in became damp to the point the bedding was damp. I had to be moved to the executive room that have windows that open up. The WiFi provided is fast and reliable. The service provided by the staff was great!

    Clean room, clean bathroom, friendly staffs, bus stop and seven eleven just across the street, nearest mrt station is about 10 minutes walk, love their unique theme, and many hauntingly beautiful photo spots.
    The room, is very small. Maybe the smallest room we ever stayed in. You need to move strategically between bags and bed that occupied 80% of the room. It’s not a hotel for a lazy staycation.

    This hotel was relatively okay. Note that this review is for the smallest/cheapest room you could get in this hotel.
    We booked it through Expedia for 10 days at the end of August and it was $680.

    Room: The room was small! Please see my photos! We had absolutely no problems with this, but others might need/want more space than provided. The bed covered about half the room and the other half was filled with a small desk and a chair. There was no window in the room, but we did have a window in the washroom. When the lights were off, it was as if you were in a room with the blinds closed — it wasn’t complete darkness, but it wasn’t bright either.
    The bed was comfortable and clean. The room and washrooms were also clean. The TV had 3 channels in English: Fox News, a movies channel (this was great, no commercials, just a recent movie every 2 hours) and a channel with TV shows (also pretty nice).
    We had only 2 outlets! We had to do a lot of swapping to boil water, charge laptop and charge our 2 phones, but we managed fine.

    What I disliked was the amount of space to put things. The little desk was often filled with stuff (food, plans, and all their equipment as well). I tried to stack as many things as I could on their little shelf and keep the desk usable.
    The fridge was a welcomed addition, but unfortunately it only worked about 30% of the time. When it did work, it worked well and kept things cool (though not cold).
    The AC worked well, but it only kept things cool (not very cold at all!). I would say it got the room down to about 20 degrees which we were okay with, but perhaps others might find this too hot still.
    The bathroom was very nice — no physical bathtub or shower space. We always had hot water, so that was just great
    Every day we got coffee, tea, and 2 bottles of water. Additionally, when we came we got 2 free toothbrushes. I imagine you could get toothbrushes every day, but we didn’t need to. The room cleaning girl was very nice
    WIFI was really good! We had no issues with it at all and were able to easy enjoy watching YouTube in high-def.

    The hotel itself is old-ish in appearance. The elevator was extremely slow (we counted 40 seconds to get from main floor to the 4th floor), so we often took the stairs. The hotel also had a laptop available on the main floor with free internet. I used it a couple times.
    The hotel is located 10 minutes away from 2 major train stations. Many buses going to downtown also stopped across the street from the hotel. Additionally, the hotel is also located about 10 minutes away from 3 large grocery stores: Cool Storage on Lavender (24h), Sheng Siong on Jalan Basar (24h) and Fairprice in city square mall (closes at 10PM). The hotel is also nearby a lot of food (especially Indian Food!) in little India. Little India has lots of things to see — I would highly recommend going at night on Sunday to really see a hundreds and maybe thousands of people congregate around Mustafa Center. There’s also a little mini-hawker center across the street (about 3 food stalls), as well as a 7-11 and other restaurants.

    Overall, the hotel was good for the price we paid and we had a great vacation in Singapore.

    Can’t really say much about the rooms since only popped by the bar by the side for a quick beer. Seems like a rather quaint spot which is a short walk from the MRT

    Stayed here for almost 6 nights. It’s a budget hotel but it’s clean and convenient. It has a older building refurbished feeling to it. Don’t book here if you don’t like cosy/smaller rooms. The only issue I had was a struggling air conditioning unit.

    The shower and toilet are in the same small side room to the main bedroom but if you’re used to budget hotels this is the norm. Rooms cleaned daily and there is a laundry service available for about $5.

    Close to Farrer Park MRT station and the mall (about 5-6 min walk once you know where to go.) Also about 10/11 min walk to lavender station. Reception was always friendly and present. I had absolutely no issues checking in and out, even had our choice of view when checking in.

    Small room, far for Mustafa Shopping mall, No window access therefore no proper ventilation, Carpets produce bad smell, Very old building, Not suitable for relaxation, There are plenty of hot water and air conditioner.
